What is Facilities Managment?

The International Organization for Standardisation (ISO) defines Facility Management (FM) as the “organisational function which integrates people, place, and process within the built environment to improve the quality of life of people and the productivity of the core business.”

Facilities Management is usually divided into two categories – Hard FM services and Soft FM services.

Hard FM deals with physical assets such as mechanical & electrical systems, heating, ventilation, air conditioning (HVAC), etc.

Soft FM focuses on tasks performed by people such as grounds maintenance, reception services, security, catering and cleaning etc.

What is Planned Preventive Maintenance (PPM)?

Planned Preventive Maintenance (PPM) is a scheduled routine for periodically inspecting equipment and systems with the goal of noticing small problems and fixing them before major ones develop so, ideally, nothing breaks down.

The main goal behind PPM is for the equipment to make it from one planned service to the next planned service without any failures caused by fatigue, neglect, or normal wear and tear (preventable items). Planned Preventive Maintenance helps to achieve this by replacing worn components before they fail.

Maintenance activities include partial or complete overhauls at specified periods, cleaning, lubrication, battery changes, minor adjustments, and so on. In addition, workers can record equipment deterioration so they know to replace or repair worn parts before they cause a system failure.
